8,000 land owners to get flats in Mumbai as Fadnavis Government approves this project redevelopment

More than 100-year old Kamathipura area of Mumbai is all set to take new shape as the Maharashtra Housing and Area Development Authority (MHADA) has decided to redevelop the cluster area and has already invited bids for that. At the same time, the government has also announced the compensation for the land owners of Kamathipura area affected by this project. Under the compensation, four flats will be given to the land owners. The project has been named as ‘Kamathipura Redevelopment Project – Urban Village’. 

Kamathipura is a 15-lane grid that has two BMC-run schools, 14 religious places, 349 non-cessed structures, and 943 cessed buildings.

“They will all be developed in an integrated manner under Regulation 33 (9) of the Development Control and Promotion Regulations 2034 through the Mumbai Building Repairs and Reconstruction Board,” states a note issued by MHADA last week. 

According to the press release of MHADA, old and dilapidated buildings and plots from lane number 1 to 15 of Kamathipura area will be rebuilt together. There are about 943 cessed buildings between lane number 1 to 15. There are about 6,625 residents and 1,376 tenants in these. In total, 8,001 tenants/residents live here. There are also 800 land owners here. The buildings of Kamathipura are more than 100 years old. The total area of ​​the plots in the entire area is about 73,144.84 square meters. 

How many flats will you get on how many square meter plot

According to the government’s decision, one flat of 500 square feet will be given for a plot up to 50 square meters. Two flats of 500 square feet will be given for a plot of 51 to 100 square meters. Two flats of 500 square feet will be given for a plot of 51 to 100 square meters. Three flats of 500 square feet will be given for a plot of 101 to 150 square meters. Four flats of 500 square feet will be given for a plot of 151 to 200 square meters. For plots larger than 200 square meters, one more flat of 500 square feet will be given for every additional 50 square meters.

The developer will get an area of ​​5,67,000 square meters

Under the cluster redevelopment of Kamathipura, residents will get large and safe flats and basic amenities. This will also include facilities like commercial buildings and grounds for entertainment. Through this project, MHADA will be provided an area of ​​44 thousand square meters by the selected developer, due to which MHADA will have a large number of houses available in the heart of Mumbai. At the same time, the developer will get an area of ​​5,67,000 square meters, in which about 4500 new flats are expected to be built.

Project approval by state government

The state government approved the Kamathipura project on January 12, 2023. Post that, Mahimtura Consultants was appointed through a tendering process to serve as the project management consultant (PMC). Larger residences as well as thoughtfully designed facilities and infrastructure would be provided to the residents under the project. As part of the builder’s profit sharing, the project will also include commercial structures.
